Hawaii is one of the most expensive places in the country to live, but the math isn't quite what people expect. Property taxes in Hawaii are notably low — often a fraction of what buyers coming from California, Texas, or New York are used to — so while the purchase price is high, the monthly carrying cost can be more manageable than the price tag suggests.
East Oahu (Hawaii Kai, Diamond Head, Kahala, Aina Haina, Kailua, Kaneohe) runs the most expensive, with average sale prices well over $1 million as of 2026. Central and West Oahu run meaningfully less. Expect groceries, gas, and everyday goods to cost roughly 10–20% more than the mainland, with the notable exception of used cars, which are sometimes cheaper here than on the mainland.
One thing that surprises people: you'll spend almost nothing on heating or heavy winter clothing, and a lot of the "keeping up" spending that drives mainland budgets (clothes, cars, status symbols) matters less here — some of the wealthiest people in Hawaii wear T-shirts and drive pickup trucks.

School quality in Hawaii varies significantly by neighborhood, the same way it does anywhere — and it's worth researching the specific school your address feeds into, not the island's reputation in general. Hawaii has public, charter, and private options; private elementary tuition commonly runs $10,000–$15,000 a year or more.
The single most important step: confirm which school a specific home is actually zoned for before you buy, using the Hawaii Department of Education's school locator. Buyers sometimes assume a home falls in a desirable school's district based on the neighborhood name alone, only to discover after closing that it doesn't.
