Mililani Real Estate

In the center of Oahu is the Mililani real estate market. It's kind of like Seattle in Hawaii, in that it's often overcast and cool. You will love it.

Mililani is a community that, for many, is a Goldilocks community — it's just right. Not as urban as Honolulu, meaning it's not as dense and congested with street traffic, but not as rural as Waianae, meaning it has all the comforts of a suburb. You may not be able to walk to the beach, but the North Shore and South Shore beaches are about 30 minutes away, with no traffic. It's also "just right" to the extent that it was named All-America City in 1986, the only town in Hawaii to have been given that distinction.

Most of the retail development is in the Mililani Town side of the community, the older part developed in the '70s. The newer part of Mililani is Mililani Mauka, which began construction in the '90s and continues to fill in today. In many cases, the homes in Mililani Town that housed active families in the '80s and '90s are now home to a more senior population, now that their children have moved out. Mililani Mauka expands out of the valley Mililani sits in and spans up into the mountains.

It's not only beaches that you'll be central to in Mililani — you'll pretty much be central to everything. The major shopping centers of Pearlridge and Ala Moana are within about half an hour with no traffic, and even communities on the windward side won't take much longer to reach.

Mililani's central location makes it extremely desirable not only for families working in the urban core, but for servicemembers and civilians working for the military, thanks to its quick access to Schofield Barracks and reasonable commutes to Fort Shafter, Camp Smith, and Joint Base Pearl Harbor-Hickam.

What Mililani Actually Costs in 2026

Condos and townhomes generally run from around $500,000 for a smaller unit up to $700,000–$850,000 for larger or recently renovated townhomes.

Single-family homes in Mililani Town and Mililani Mauka typically range from $950,000 to $1,400,000, depending on size, renovation level, and lot. Larger or more upgraded homes with 3,500+ square feet can push toward the higher end of that range or beyond.

You generally get more house for your money on the Town side of Mililani than on Mauka, though there are neighborhoods on both sides worth being selective about — it comes down to pride of ownership more than which side of the valley you're on. I'm happy to point you toward the best available options in either.

Mililani Mauka Homes & Condos

The Mauka half of Mililani is the newer side, with construction that began in the '90s and continues today. Mililani Mauka homes are lovely and ideal for buyers from the mainland accustomed to nicely manicured suburbs with large, well-kept homes.

Amenities & Schools

For some reason "amenities" has recently come to mean "it has a Costco." While Mililani does in fact have a Costco, it has a lot more than that too — Walmart, City Mill (hardware), Starbucks, Longs, and dozens of other retailers are available at the Mililani Shopping Center. There's also a community center with a pool, and a well-appointed medical center in Mililani Mauka.

Mililani is also home to excellent schools. Mililani schools are famous in Hawaii for being top-rated across the board, with test scores and parent reviews consistently validating the reputation year after year. Mililani Mauka Elementary and Mililani Ike Elementary both regularly rank in the top tier of local school reviews.

Mililani Weather

Located in the valley between Oahu's two mountain ranges, the Ko'olau and Wai'anae, Mililani Town and Mililani Mauka are built on former pineapple fields. The community catches some of the best trade winds when they're blowing, and while Honolulu heats up in summer, Mililani tends to stay cooler. Winters can get "chilly" — which in Hawaii usually means the mid-60s.

Community Amenities

Mililani was planned with families in mind. There are seven recreation centers with pools, tennis courts, and fitness classes, run by the Mililani Town Association, spread throughout Mililani Town and Mililani Mauka.

Schools

Five public elementary schools serve Mililani Town and Mililani Mauka, along with one middle school (Mililani Middle School) and one high school (Mililani High School). Hanalani is the area's private school option, with numerous preschools serving local families.

Mililani's agricultural past is reflected in the high school colors, brown and gold, evoking soil and pineapples. Mililani High School is one of the largest public high schools in Hawaii, with competitive junior varsity and varsity programs — the football team is considered a powerhouse in the state.

Shopping

When Mililani was first being built decades ago, families had to shop in nearby Wahiawa and Pearl City for basics. Today's Mililani has a full range of supermarkets, banks, credit unions, retailers, gyms, theaters, and restaurants, split mainly between Mililani Town Center and Mililani Shopping Center. Mililani was in fact Walmart's first Hawaii location. If you like to dine out, you'll be hard-pressed to find a cuisine that isn't represented — Italian, Chinese, Korean, Thai, Japanese, and familiar chains alike.

Mililani Town Center also hosts an annual "Pineapple Drop" each New Year's Eve at 7 PM, timed to New York's ball drop — and conveniently, to when the kids are still awake for it.

Costco is about 10 minutes away, Sam's Club about 15, Pearlridge about 20, Ala Moana about 30, and Waikiki about 35.
