Every year, thousands of people move to Oahu chasing the dream — a house near the beach, a slower pace, a new life in paradise. Some of them build exactly that. Others move back to the mainland within two years, thousands of dollars poorer, wishing someone had told them the truth up front.
I'm Tony Kawaguchi. I've sold Hawaii real estate since 2005 and helped over 200 families a year move here. This is the guide I wish every client read before they started house-hunting.
Everything costs more here — groceries, gas, insurance, contractors. Shipping is the hidden line item people underestimate: heavy or oversized items can take weeks and cost hundreds of dollars to bring over, and some things simply won't ship to Hawaii at all. Amazon Prime covers a lot of the gap, but expect 3–5 days instead of next-day, and budget extra for anything large.
None of that is a dealbreaker — it's a planning problem. Know your real monthly number before you commit, not after you land.
Oahu isn't growing — there's no new land — so limited supply has historically pushed prices up over time. That's the core argument for buying here rather than renting indefinitely, but it also means you need a Realtor who knows leasehold vs. fee simple, flood zones, and the neighborhood-by-neighborhood quirks that don't show up on Zillow.
Oahu has real microclimates within a few miles of each other:
Salt air corrodes fast on the windward side (Kailua, Kaneohe) — hinges, cars, anything metal. That's a real maintenance cost to factor in, not just a mood preference.
The honeymoon phase lasts about a year. After that, Hawaii is still real life — traffic, work, bills — just with better weather and closer beaches. People who move here expecting nonstop euphoria are the ones most likely to leave within two years. People who move here expecting a normal life with a spectacular backdrop tend to stay.
If you didn't grow up here, you won't be considered "local," and that's fine — most transplants build a good life and real friendships anyway. Be respectful, be patient, and don't expect to be fast-tracked into the culture just because you bought a house. The longer you stay, the more you're accepted.
Contractor estimates, permits, even escrow — Hawaii runs slower than the mainland. A typical Oahu escrow is 45–60 days. Build slack into your timeline for repairs, permits, and inspections, especially on older single-wall-construction homes.
The families who thrive here are the ones who get in the ocean, get involved locally, and stop treating Hawaii like an extended vacation. The people who stay inside and keep mainland habits are the ones who end up leaving — and regretting it.
