If you like new construction and manicured, master-planned neighborhoods, Ewa Beach is worth a serious look (Ewa is pronounced "eh-vah"). Located on the southwest side of Oahu, the Ewa Plain is a huge stretch of newer subdivisions — originally plantation farmland, now one of the fastest-growing residential areas on the island.
Builders including Gentry, D.R. Horton, and Haseko continue active construction here in 2026, particularly in Ho'opili and the Hoakalei master-planned community, so new inventory keeps coming online — something that's genuinely rare on Oahu, where most of the island simply has no more land to build on. 
Ewa Beach spans a real price range depending on age, size, and neighborhood:
Why is Ewa Beach newer and less expensive per square foot than East Oahu? Mostly one word: commute. Ewa Beach runs 45 minutes to an hour from downtown Honolulu in traffic, sometimes longer at peak times. For that trade-off, buyers generally get a bigger, newer, better-equipped home than the same budget would buy in Hawaii Kai or Kailua.
Some Ewa Beach and Kapolei neighborhoods sit on Hawaiian Home Lands (DHHL) and are sold as leasehold rather than fee simple — a real distinction that affects both eligibility and financing. DHHL leasehold properties are only available to qualified Native Hawaiian beneficiaries, and VA loans cannot be used on any leasehold property, DHHL or otherwise. If you're using a VA loan, confirm a property's tenure (fee simple vs. leasehold) before you fall in love with it — this trips up more buyers here than almost anywhere else on Oahu.
The Ewa Plain includes several distinct communities: Ewa by Gentry (roughly 20 sub-neighborhoods, including Coral Ridge, Cypress Point, and newer additions like Haleakea), Ocean Pointe by Haseko, Ho'opili by D.R. Horton, Hoakalei (including golf-course-front homes), and Westloch, along with older, established pockets.
Ho'opili in particular has grown into its own community with parks, pools, recreation centers, local shops, and schools built in alongside the housing — it's close to UH West O'ahu, Ka Makana Ali'i mall, and the rail line, and includes townhomes, single-family homes, and "FLEX" homes designed to accommodate a small business alongside living space.
Fort Weaver Road and the H-1 corridor connect Ewa Beach to the rest of Oahu; traffic is the trade-off for newer, larger homes at a lower price point. Laulani Village Center anchors a lot of everyday shopping and dining in Ewa Beach itself — Safeway, Ross, Petco, and Walgreens alongside Teddy's Bigger Burgers, Buffalo Wild Wings, Panda Express, and local spots. In the heart of Ewa, you'll also find L&L Hawaiian BBQ, Zippy's, and 808 Bowls. A few minutes away, Ka Makana Ali'i mall (on the border of Ewa and Kapolei) brings in bigger-name retail and restaurants, including The Cheesecake Factory and California Pizza Kitchen, plus a luxury cinema. Golfers have plenty of options too — Ewa and Kapolei have some of the highest concentration of golf courses per square mile on Oahu.
Several neighborhoods, including Ocean Pointe, border the shoreline with sunset views over the water. White Plains Beach and Nimitz Beach, about 10–15 minutes away, are popular for family gatherings, surfing, and beach volleyball, with multiple pavilions and picnic areas. Further down H-1 West into Kapolei, Ko Olina Resort offers five public lagoons, plus the Aulani, Four Seasons, and Marriott properties nearby.
Public schools: Ewa Beach Elementary, Ewa Elementary, Holomua Elementary, Iroquois Point Elementary, Kaimiloa Elementary, Keoneula Elementary, and Pohakea Elementary (K–6); Ewa Makai Middle School and Illima Intermediate (grades 7–8); Campbell High School (grades 9–12).
Private schools: Friendship Christian Schools (Pre-K–12), Lanakila Baptist Junior & Senior High School (7–12), Messiah Lutheran School (K–8), and Our Lady of Perpetual Help School (Pre-K–8).
