The Program

The NHF National FHA Down Payment Assistance Program

This is a real, active program available to Oahu buyers right now, backed by an FHA first mortgage. Here's the honest version, including the fine print.

100% Financing

30-Year Fixed FHA First Mortgage, DPA of up to 5% Included

Your first mortgage is a standard 30-year fixed FHA loan. Layered on top is the down payment assistance itself — up to $41,400 (5% of an $828,000 purchase price), covering some or all of your cash needed to close.

Fine print: 600 minimum credit score. Some restrictions may apply and this program is not available in Washington state. Terms are set by the lender and subject to change without notice.

Forgivable Option

0% interest · no monthly payment · forgiven after 3 years

Structured as a 30-year soft second mortgage at 0% interest with no payment required. Stay in the home as your primary residence for 3 years and the assistance is forgiven — you never pay it back.

Fine print: Must occupy the home as your primary residence for the full 3-year period. Selling, refinancing, or moving out early can trigger repayment of the remaining unforgiven balance.

Repayable Option

10-year second mortgage · payment required

For buyers who want the assistance without the 3-year occupancy requirement, a 10-year repayable second mortgage is also available. This option carries a monthly payment but comes with no residency restriction.

Fine print: A lender can walk you through the rate and payment for this option based on your loan amount.

Do the Math

On a $700,000 Oahu home, 5% down is $35,000 — covered by this program with no monthly payment and no repayment after 3 years of occupancy.

Because there's no income limit, most local buyers qualify regardless of household earnings, up to the $828,000 purchase price cap ($41,400 in assistance).

Common Questions

Quick Answers

Is the $41,400 actually free money? If you choose the forgivable option, yes. It's structured as a 0%-interest soft second with no monthly payment, and the balance is fully forgiven once you've lived in the home as your primary residence for 3 years.
What if I sell or move out before 3 years? The unforgiven portion of the assistance can become due. A lender can walk you through exactly how the forgiveness schedule applies to your situation.
Do I need perfect credit? No. The minimum credit score is 600. Where your credit stands today just determines your rate and terms.
Is there an income limit? No. Unlike many down payment assistance programs, this one has no household income cap, only the $828,000 purchase price limit.
How fast can I close?Buyers using this program are closing in 30 days or less, on average, once under contract.
